Total property management

Roommate Property Management offers total management of your property. This means we look after your investment throughout the property management cycle – from attracting tenants to ending the tenancy. All this is done for a property management fee of 8% + GST. For this small fee we:

• Find quality tenants and building strong, long-lasting relationships with them.
• Effectively market your property.
• Re-rent properties quickly to reduce long-term vacancies.
• Collect rent and, when necessary, enforce collection.
• Repair and maintain properties through a network of reliable, competitively-priced contractors.
• Provide critical information through our 24/7 online property management portal.
• Navigate the Residential Tenancies Act – which means you avoid fines and litigation.
• Share our extensive knowledge of the Auckland real estate market.
• Provide customised service that meets your unique investment needs.

Changes in the Residential Tenancies Act now require any owner who is overseas for more than 21 days to have a legally appointed Property Manager in New Zealand (this includes having the bond lodged in their name).  We are available to take on this service, or simply operate as a property manager for any landlord in New Zealand. With total property management, everything is inclusive of the management fees, except for property inspections.

Shared management

At Roommate Property Management we pride ourselves on offering our customers the personal touch. Another strength of our company is our flexibility in terms of what we can offer our clients. As well as offering total property management, we can also provide a shared management package at a lower cost. 

In a full management situation, tenants don’t deal with landlords at all – they deal with us. There are certain owners, however, who prefer to retain a direct relationship with their tenants. They may, for example, wish to do their own maintenance. These landlords don’t mind paying a commission on the rent but don’t want to pay the full management fee for us to organize maintenance. 

We are happy to offer this shared management service at Roommate Property Management for those landlords who are more hands-on. In shared management, the owner can use their own agreements or we can organise the paperwork and then hand over the tenant and management obligations to you.

Room by Room Management

Roommate Property Management has a dedicated room-by-room rental division to service this growing market segment.

There is a growing demand for room-by-room rentals in Auckland due to international and local students; people on work visas; contract workers. Most of the demand is being driven by students and workers coming into the city for various job opportunities.

With this growing demand, many landlords are converting to room-by-room rental. This sort of accommodation is often referred to as a ‘Boarding House’. Landlords typically rent one bedroom to an individual tenant while facilities such as kitchens and bathrooms and common areas are shared with other tenants.

Rooms are usually furnished, with power and public area cleaners provided. Some include the internet and cable TV. Room-by-room rentals are available in many Auckland suburbs.

Depending on the suburb, facilities and quality of accommodation, rental terms are variable and prices range widely.
